| Four qualifying steps if your credit score is under 620 |
Several buyers have been told
that they need at least a 620 credit score to qualify for a mortgage. To reach this score, several have paid hundreds of dollars
to credit scrubbing companies, with mixed results. The good news is we have implemented a program that will allow
people to purchase a home with low credit scores. It makes it possible to purchase a home for $250,000 for $1,675 per month
with $8,750 down. Here are some of the qualifications:
þ No late payments of any kind over the last 12 month period (no debt payments paid more than 30 days late, no
charged off accounts in the last 12 months, and no new collections or judgment accounts within the last 12 months.).
þ A letter explaining any late payment listed in the credit report. This letter will need to detail the circumstances
for delinquencies or late payments and explain how they were resolved. þ Income will need to be verified with the most recent two years complete tax returns (personal & business
including W2s and K1s), and most recent paycheck stubs covering a 30 day period of time. If self employed, provide a year
to date profit and loss statement. þ Most recent
two months bank statements showing funds to close. Depending on income and property location, you may be eligible for down
payment assistance to cover some or all of your down payment and settlement costs. Also, funds to close can be in the form
