BUYING A HOME WITH LITTLE OR NO DOWN PAYMENT 

Here are the four basic programs that do not require a down payment and allow the seller or the lender to pay closing costs. Even though the loan does not require a down payment, a home buyer must be prepared to pay an earnest money deposit to the seller, a deposit toward the cost of an appraisal and the cost of a home inspection.
